This Is How We Navigate the Real Estate Market

Amidst the ongoing challenges in our world, finding solace in Wictor Property, where operations continue as usual, is reassuring.
The company is now once again welcoming investment capital into its real estate portfolio.
Wictor Property is a subsidiary of the Wictor Group, exclusively working for those engaged with Wictor Family Office. Through a direct investment, our clients are offered the opportunity, until June 19, to be part of the company's real estate portfolio, which includes projects like Farhult and Solsidan in Mellbystrand.
Strategy & Market
As a medium-sized project planning company, Wictor Property has strategically positioned itself. When the largest construction companies acquire project areas, they often leave behind building rights that are too small for them to handle.
- "We are a player that seizes the value creation opportunities the big construction giants don't have time for, while also purchasing properties from smaller players lacking the financial muscle to drive projects," explains Ivo Skibola, Marketing and Sales Manager at Wictor Property.
Wictor Property primarily operates in Sweden's medium and large cities, with a particular focus on the west coast. This is because a high presence is deemed to lead to better quality and schedule contro
- "We are not just an administrative construction client," says Ivo, continuing: "We have an office at every construction site and carefully follow every detail in the construction process."
Market Perspective
The importance of diversification becomes particularly clear in times of uncertainty. With a broad investment portfolio, risks can be spread, creating a kind of cushion in turbulent times. One way to protect against stock market declines is to invest outside the stock exchange. But is the real estate market risk-free?
- "We closely monitor developments and are confident in our business model," says Ivo, continuing: "A cash flow and profit analysis is always carried out to ensure that the asset can be both sold and rented, regardless of the original acquisition purpose and economic cycles."
So far, the housing market remains relatively unaffected by the coronavirus crisis. Even though there has been speculation about a temporary downturn in housing market activity during spring and summer, existing portfolio holdings are reassuring. The interest in domestic vacations has increased, expected to lead to rising demand and prices for vacation homes.
- "Even though we're selling condominiums, not vacation homes, both Mellbystrand and Farhult are two attractive summer destinations. The buyer segment largely consists of people who view the properties as summer residences," says Ivo.
